Sanepa in one line: the residential expat block of Lalitpur — quieter and more spacious than Jhamsikhel, with premium duplexes in the Bakhundole pocket.

Sanepa runs from the Bagmati riverbank east up through Bakhundole to the south boundary with Pulchowk. The neighbourhood is the residential mirror to Jhamsikhel — same Lalitpur expat core, same English-friendly infrastructure, but with the café strip swapped out for tree-lined back lanes and 3-4 storey owner-occupied apartment blocks. The trade-off is fewer restaurants on your doorstep and 5 more minutes of walking to dinner; in exchange you get noticeably quieter evenings and apartments with more square metres for the price.

Who actually stays here. UN employees on multi-month rotations — UN House is a 10-minute walk; INGO consultants who want walking-distance Jhamsikhel cafés without the strip noise; embassy contractors and the occasional retiree on a Nepal-based project. The skew towards long stays (one month plus) is much stronger here than in Jhamsikhel — most serviced apartments quote monthly rather than nightly as the headline rate.

Bakhundole — the premium pocket. The Bakhundole sub-cluster within Sanepa (south of the Sanepa-Pulchowk junction) holds the highest-end duplex apartments in Lalitpur and arguably the valley — secure private parking, rooftop terraces with mountain views on clear days, three-bedroom layouts, in-unit laundry, gas-piped kitchens. If you're here for a multi-month project and rate isn't the deciding factor, Bakhundole is the answer.

Where to eat. Sanepa's own café cluster — The Sherpa Brewery, Imago Dei, Cafe Soma — runs slower than Jhamsikhel's strip but is preferred by long-stay residents who don't want every meal to be an event. Jhamsikhel's café strip is two blocks east, walking distance for dinner.

Connectivity. The Ring Road is two blocks west, putting both the airport (25 min) and the inner valley within easy reach. Bhat-Bhateni Pulchowk is a 10-minute walk for groceries; Patan Hospital is 8 minutes' walk south; Patan Durbar Square is 10 minutes by taxi via Mangal Bazaar.

Internet and infrastructure. Same as Jhamsikhel — fibre (100+ Mbps) on most blocks, inverter back-up standard, fastest sustained speeds in the valley. Power outages are less common here than in central Kathmandu.

One thing to know. Sanepa is sleepier than Jhamsikhel by design — if you want a daily walk-to-café-and-meet-people social rhythm, Jhamsikhel is better. If you want a quiet base where you can work all day and walk to dinner, Sanepa wins.
