House Rules
By confirming your booking you agree to the rules below. They keep the apartment, the building and the people around it safe and pleasant for everyone.

Children & Minors (Under 18) Policy
We welcome families and are pleased to host children. To ensure a safe, comfortable and enjoyable stay for everyone, the following guidelines apply to all guests under the age of 18.
Supervision Requirement
- Children must be supervised by a responsible adult at all times within the apartment and across the property.
- The apartment and building are not child-proofed, and continuous supervision is essential.
Windows, Blinds & Heights
- Windows are not fitted with safety grills.
- Children must not lean on, climb near, or play close to open windows.
- Window blind cords and pull chains may pose a swallowing or strangulation hazard — keep them out of reach at all times.
Balcony Safety
- Balconies present a fall risk, especially for young children.
- Children must never be left unattended on balconies.
- Furniture should not be moved or climbed on near balcony railings.
Staircase & Building Areas
- The building is stairs-only (no lift).
- Children must be closely supervised on staircases, corridors and entry areas.
- Playing, running or climbing in common areas is not permitted.
Kitchen, Water Dispenser & Electrical
- The kitchen contains hot surfaces, gas appliances, sharp utensils and electrical equipment. Children must be kept away while cooking is in progress.
- The water dispenser provides hot water and has no child-lock — adults should always handle hot water dispensing.
- Heaters, irons, AC units and other electrical equipment can become very hot. Children must not touch, move, operate or play near these appliances.
Hazards & Equipment
- Button batteries in remotes and devices are extremely dangerous if swallowed — keep all remotes out of reach.
- Plastic bags, packaging and plastic materials may pose a suffocation risk — store securely.
- Baby items (cot, feeding chair, utensils, plates) are supplied for convenience only; parents are responsible for correct setup, use and supervision.
Shared Areas & Responsibility
Children may access shared areas only under adult supervision. Quiet hours and shared-space rules apply equally to children. Parents or legal guardians are fully responsible for the safety and behaviour of children and any damage caused by them. Unaccompanied minors are not permitted — guests under 18 may not stay alone.
While the apartment is family-friendly, it is not a childcare facility. Parents are encouraged to assess suitability based on their child's age, mobility and needs and supervise accordingly.

Registered Guests Only
Only the number of guests included in your confirmed booking are permitted to stay at the property. Unapproved additional guests are not allowed.
Policy
The total number of guests staying at the property must not exceed the number stated in your booking confirmation. Only registered guests may stay overnight. Visitors or additional guests must be approved in advance by the host.
Consequences
If additional guests are found to have stayed without prior approval, you may be charged for their stay along with a USD 500 recovery fee, and this may also result in eviction from the property without refund.

No Smoking or Vaping
Smoking or vaping is strictly prohibited inside the property. This includes tobacco, marijuana, e-cigarettes, chewing tobacco, gutkha and any similar substances.
Designated Areas
Use the balcony or terrace only if you wish to smoke or vape.
Consequences
Violation may result in additional cleaning fees and/or penalties to cover deodorising, deep cleaning and restoration costs.

No Parties or Events
Parties, gatherings or events of any kind are strictly prohibited on the property. All guests are expected to respect neighbours and the surrounding community at all times.
Consequences
Violation may result in immediate eviction, additional fees and cancellation of the booking without refund.

No Commercial Events, Filming or Photography
Commercial events, professional or semi-professional filming, photography, content creation, or any activity intended for commercial, promotional or monetary purposes are strictly prohibited unless prior written approval is obtained from the host.
What Counts as Commercial Use
- Professional or semi-professional photography or videography.
- Filming for social media, YouTube, advertising or brand promotion.
- Influencer content, sponsored posts or paid collaborations.
- Product shoots, modelling or catalogue content.
- Workshops, meetings, coaching sessions or paid consultations.
- Any content created at the property that is monetised now or intended for future monetisation.
Even if no payment is exchanged during the stay, content created with the intent of future financial gain or promotion is considered commercial use.
Consequences
Unauthorised commercial activity may result in immediate termination of the booking, additional charges and liability for any damages, losses or associated costs.

Quiet Hours & Noise
Quiet hours are observed from 10:00 PM to 7:00 AM. Keep noise to a minimum — voices, music, television volume and any other activities that may disturb neighbours. Loud music is not permitted after 10:00 PM.
Consequences
Failure to comply may result in warnings, additional fees, or further action including termination of the stay in serious cases.

Safety, Security & Monitoring Equipment
Guests must not alter, remove, disable or tamper with any safety, security or monitoring equipment that has been authorised and clearly disclosed. All security and monitoring equipment is installed strictly for the safety and security of guests and the property. Tampering may result in immediate eviction, additional charges and liability for any damages or losses incurred.

Breakages, Damages & Missing Items
Many items in the apartment are sourced from overseas and are not easily or quickly replaceable. Please handle furnishings and appliances with care.
- Tell us as soon as possible if anything is damaged so we can address it promptly.
- For minor or accidental issues, there is usually no charge.
- For significant damage (e.g. broken TV screen, major fixture), we will discuss costs openly before your departure.
Missing items will attract the cost of the item plus a delivery and administration fee of USD 25.

General Care of the Property
Please treat the property with care and respect, as you would your own home.
Children's Utensils
Children's eating utensils and plates are for children only and must not be used by adults to avoid contamination.
Dish Washing
- Wash dishes and utensils immediately after use.
- Dry with the drying towel under the sink and store properly.
- Don't place wet dishes back into cabinets (mould / odour).
- Avoid mixing clean, dry utensils with wet items.
Fridge Use
- Remove all personal items before departure.
- Wipe shelves and interior with a damp cloth and a mild food-safe cleaner.
- Dispose of any expired or leftover food responsibly.
Rubbish & Cleanliness
All excess rubbish must be taken to the designated bin area near the car park. Maintain the property in a reasonably clean and tidy condition throughout your stay.

Linen & Stain Policy
We maintain hotel-grade cleanliness. Many linens, towels and bedding items are sourced from overseas and are not easily replaceable. This policy protects the wellbeing of our staff, cleaners and future guests.
Blood Stains (Health & Safety Critical)
- Any linen, towel, bedding or fabric item with blood stains is treated as contaminated, removed from service and permanently discarded.
- The full replacement value of the affected item will be charged.
- Please inform the host immediately if blood staining occurs so our team can handle it safely.
Other Stains (Food, Drinks, Dirt, Oils)
- Sent for professional laundering at the guest's cost.
- If stains cannot be removed, the full replacement cost of the item applies.
Makeup, Skincare & Cosmetics
We provide black towels / wet wipes / makeup removal pads complimentary. If makeup, skincare or cosmetic stains are found on white towels, bedding, pillows or linens, the full replacement value of the item will be charged. Please do not use white towels or bedding to remove makeup.
Wet Towels & Fabric Damage
Wet towels must not be placed on beds, sofas, chairs or other fabric surfaces — colour transfer, mould, odour and fabric damage are charged at full replacement cost.

Excess Waste Disposal
Excess waste is any rubbish that does not fit within, or overflows from, the bins provided inside the property. Take excess rubbish downstairs and dispose of it in the designated green waste bin near the main iron gate. Leaving excess rubbish inside the property may result in a USD 100 cleaning fee.

Parking
Parking for 4-wheelers is not available on the property. Parking for 2-wheelers is strictly on a reservation basis, limited to one 2-wheeler per booking. Street parking is strictly prohibited — parking a 4-wheeler near the property may block fire and emergency exits, which is unsafe and against the law.

Cleaning
You have two options for end-of-stay cleaning, chosen at checkout.
Self-Cleaning (Free)
- The cleaning fee is waived.
- Return the apartment in a clean and tidy condition: dishes washed, fridge emptied, rubbish to the designated bin, surfaces wiped down.
- Linen laundering still stays with our housekeeping team.
- If a deep clean is required after checkout, the cost is deducted from your security deposit.
Paid Cleaning Service
- Covers a full housekeeping turnover by our team after you leave.
- Includes deep cleaning of kitchen + bathroom, full linen change, vacuum, mop and rubbish removal.
- Walk out at checkout — no chores required.
If you change your mind during your stay, message us on WhatsApp and we'll switch the option for you.

Compliance & Final Note
Breach of these rules may attract additional charges, deposit forfeiture, or termination of the booking without refund.
If you have any doubt about whether something is allowed, just message us on WhatsApp — we'd rather answer in advance than charge in arrears.
