Airbnb-Style Apartments in Kathmandu — Book Direct, Skip the Platform Fees
Three self-contained apartments in central Kathmandu, Nepal. Smart-lock self check-in, full kitchen, fast fibre Wi-Fi, local host on WhatsApp. Same nightly rate Airbnb shows — minus the 10–20% service fee Airbnb adds at checkout.
What does “Airbnb-style” actually mean in Kathmandu?
Airbnb popularised a specific format of stay: a self-contained private apartment rented short-term, with a full kitchen, washing machine, fast Wi-Fi, smart-lock self check-in, and a single local host you message instead of a hotel reception. In Kathmandu that format clusters around Thamel, Putalisadak, Lazimpat, Sanepa and the Boudhanath area.
Tiny Living runs three apartments in that exact format on New Plaza, Putalisadak — postal code 44600, central Kathmandu. You can find us on Airbnb, Booking.com, Agoda and Trip.com if you want to use those platforms. Or you can book the same apartment, on the same dates, with the same smart-lock code, on this site — and pay the host directly without the ~14–16% Airbnb service fee on top.
Smart-lock self check-in
6-digit code, arrival video, no key handover. Active from 15:00 on arrival day to 11:00 on checkout day.
Full kitchen
Induction hob, oven, fridge-freezer, dishwasher, crockery, knives, basic spices. Cook your own breakfast.
Fast fibre Wi-Fi + inverter
80–150 Mbps with an Ethernet drop. Battery keeps Wi-Fi on through Kathmandu's short power cuts.
Local host on WhatsApp
Direct WhatsApp from confirmation — no Airbnb-style platform-only messaging restriction.
Central Putalisadak location
12 min walk to Thamel, 5 min to Durbar Marg, 10 min taxi from Tribhuvan International Airport.
Verified guest registration
Passport / visa check on arrival, refundable security deposit held on the booking card.

Why book the Kathmandu apartment direct
10–20% cheaper than Airbnb
No platform service fee (≈14–16%) and no Airbnb currency-conversion fee (≈3%). Same host, same apartment, same rate before the fees stack up.
Card or Nepali bank transfer
Stripe (Visa, Mastercard, Amex, Apple Pay, Google Pay, Link, PayPal) for instant confirmation, or direct bank transfer with a 1-hour grace window for guests inside Nepal.
WhatsApp from the moment you book
Airbnb restricts off-platform contact until check-in. Direct booking means a WhatsApp line to a local host from the booking confirmation onwards — handy for airport-pickup logistics and arrival timing.
Same smart lock, same security deposit
The smart-lock self check-in flow is identical whether you book via Airbnb or here. The security deposit (held, not charged) is the same too.
15% monthly long-stay discount
Automatic at 28+ nights. Suits digital nomads, visa-extension travellers, and post-trek recovery stays.
Airport pickup add-on
Optional Tribhuvan International Airport pickup — standard taxi or luxury car — configurable on the booking. Not offered through Airbnb.

Where to find an Airbnb in Kathmandu — by area
Quick orientation if you're still deciding on a neighbourhood.
- Putalisadak — central, quieter than Thamel, 12 min walk to Thamel and 5 min to Durbar Marg. Where Tiny Living's three apartments are based.
- Thamel — backpacker / tourist hub. Convenient, lively at night, expect a bit more street noise.
- Lazimpat — embassy district, leafy, walkable cafes and bakeries. Suits slower-pace stays.
- Baluwatar — residential, family-friendly, close to the Department of Immigration for visa-extension travellers.
- Boudhanath — Tibetan Buddhist quarter, dawn kora walks around the great stupa.
- Jhamsikhel / Sanepa (Patan) — Lalitpur's expat quarter, best cafe density in the valley, where most remote workers settle for monthly stays.
Airbnb in Kathmandu — FAQs
- Are there Airbnbs in Kathmandu?
- Yes — Kathmandu has hundreds of Airbnb listings, concentrated around Thamel, Putalisadak, Lazimpat, Sanepa, Patan and the Boudhanath area. Most are private apartments and a few are guesthouse rooms. Tiny Living runs three direct-bookable apartments in this same Airbnb-style format — self check-in via smart lock, fully-equipped kitchen, fast Wi-Fi, local host on WhatsApp — bookable here without the Airbnb service fee on top.
- Is it cheaper to book an Airbnb in Kathmandu direct?
- Yes, when the host accepts direct bookings. Airbnb adds a guest service fee of roughly 14–16% on top of the nightly rate and a ~3% currency-conversion fee if you pay in a currency other than NPR. Booking direct on this site means you pay the host the same base rate without those two layers — so the typical saving is 10–20% per night. Stripe takes a flat ~3% card-processing fee which is absorbed by the host, not added to your total.
- Are Tiny Living apartments listed on Airbnb?
- Yes — our apartments appear on Airbnb, Booking.com, Agoda and Trip.com because that is where most international guests first discover Kathmandu. We keep the calendars synced via Hostex (pulled every 10 minutes) so the dates shown here are the real availability. The booking experience is the same; the difference is what you pay on top.
- Where is the best area for an Airbnb in Kathmandu?
- For first-time visitors, Putalisadak is the practical sweet spot — 12 minutes' walk to Thamel for restaurants and bars, walking-distance to Durbar Marg and the embassy strip on Lazimpat, 10 minutes by taxi from Tribhuvan International Airport. Thamel itself is convenient but noisier at night. Sanepa and Jhamsikhel (Patan) suit longer stays and remote workers. Boudhanath suits guests focused on Tibetan Buddhist culture. All Tiny Living apartments are on New Plaza, Putalisadak, postal code 44600.
- Is Airbnb safe in Nepal?
- Generally yes, with the same caveats as elsewhere: check for verified hosts, recent reviews, real photos and clear address details. Smart-lock self check-in is the gold-standard pattern in Kathmandu (no key handover at midnight) and is now standard for the better-rated Airbnb listings. Nepal does not have a guest-registration system at the apartment level, but reputable hosts collect a copy of your passport and visa on arrival as the embassy-recommended practice. Every Tiny Living apartment uses smart-lock self check-in, ID-verified guest registration, and a refundable security deposit held on the booking card.
- What is an Airbnb-style apartment?
- Airbnb-style means a self-contained private apartment rented short-term rather than a hotel room or guesthouse bed. The defining features are: full kitchen, washing machine, separate living and bedrooms, self check-in (usually via smart lock or lock-box), fast Wi-Fi, and a single point of contact (the host) over messaging rather than a hotel reception. That is exactly what Tiny Living offers — minus the platform fee Airbnb adds on top at checkout.
- Can I cancel an Airbnb booking in Nepal?
- On Airbnb the host sets a cancellation policy (Flexible, Moderate, Firm, Strict) and Airbnb administers it. On a direct booking with Tiny Living the policy is per-listing, typically full refund for cancellations 30+ days before arrival and 50% from 30 days to 48 hours. Full terms live on the per-listing booking page and on the /refund-policy page. For direct bookings paid by card, refunds go back to the original Stripe payment method within 5–10 days; bank-transfer bookings are refunded to a Nepali bank account you nominate.
- Do I need a credit card to book an Airbnb in Nepal?
- On Airbnb itself, yes — card only. Direct bookings on this site accept Stripe (Visa, Mastercard, Amex, Apple Pay, Google Pay, Link, PayPal) and also a direct bank transfer to a Nepali bank for guests already inside Nepal. The bank-transfer flow runs on a 1-hour grace window: dates are held while you complete the transfer and upload proof.
- How does self check-in work?
- Every Tiny Living apartment has a smart lock on the main door. After the booking is confirmed you receive a unique 6-digit code, an arrival video, and a WhatsApp message from the local host on the morning of check-in. The code activates from 15:00 on arrival day until 11:00 on checkout day. No key handover, no waiting for the host to be home, no language friction at 2am.
- What about pet-friendly Airbnbs in Kathmandu?
- A handful of Airbnb listings in Kathmandu accept pets, mostly in Sanepa, Jhamsikhel and Bhaisepati. Tiny Living does not currently host pets — service animals are welcome with prior arrangement. The honest landscape (which areas, which hosts, what to look for in the listing photos) is covered in our /holiday-rentals/pet-friendly guide.
Book the Kathmandu apartment direct
Same apartment as on Airbnb. Same smart-lock self check-in. Same local host on WhatsApp. 10–20% cheaper because the platform fee is gone.
