Tiny Living — fully furnished apartment in central Kathmandu, living room view

What “fully furnished” actually means here

“Furnished” on most Kathmandu rental listings can mean anything from a bed and a chair to a fully equipped home. We aim for the second end of the spectrum. Each unit is set up to be a real working home from day one — you unpack and live, no shopping trip required.

Fully made beds, premium linen

Memory-foam mattresses, hotel-grade linen, hypoallergenic pillows, spare bedding in the wardrobe. Nothing to buy on day one — drop your bags and the bed is ready.

Real kitchen, fully equipped

Induction hob, oven, microwave, fridge-freezer, espresso machine, kettle, blender, knives, full cookware, plates and cutlery for six. Bring food, not equipment.

100 Mbps fibre + inverter back-up

Business-grade fibre line plus inverter back-up that keeps Wi-Fi and basic lighting on through the standard Kathmandu power dips. Tested daily — see our uptime tracker.

Smart-lock self check-in, 24/7

Every door uses a per-stay digital code you generate yourself. Land at 2 AM, walk straight in — no waiting on a reception desk or a key handover.

Who furnished apartments work best for

Digital nomads & remote workers

100 Mbps fibre, desk and chair, kitchen for proper meals, and inverter back-up that handles standard outages. Monthly rates designed for stays of one to six months.

Families & friend groups

The 2-bedroom comfortably sleeps four (five with the sofa-bed). Baby cot and feeding chair available on request. Separate living room so the family can relax together without crowding the bedroom.

Business travellers & contractors

Same neighbourhood as the Kathmandu commercial district — Putalisadak / New Plaza / Durbar Marg — with same-day invoicing for company accounts and a quiet working desk in every unit.

Putalisadak / Central Kathmandu

Why this part of Kathmandu is the right base for a furnished rental

Putalisadak is the quiet street just north of New Plaza, in the centre of Kathmandu’s old commercial heart. From the building you can walk to Kathmandu Durbar Square (about 15 minutes), reach Thamel by taxi in five, and step into the Putalisadak ATM, café and supermarket strip within a minute of the gate. Quieter than Thamel at night, but five minutes away when you want it.

Tribhuvan International Airport is a 25–35 minute taxi ride depending on traffic. Boudhanath Stupa, Pashupatinath Temple and Patan Durbar Square are each 20–30 minutes by taxi — close enough for a half-day visit, far enough that you sleep in a quiet street at night.

FAQ

Furnished apartment rental — common questions

What's actually included in "fully furnished" — do I need to bring anything?

Everything you'd expect in a hotel room plus everything you'd expect in a home kitchen and laundry. The apartment ships with: made beds, linen, pillows, towels, toiletry starter pack, cookware, crockery, cutlery, fridge, oven, induction hob, espresso machine, microwave, kettle, washing machine and detergent, hairdryer, iron, smart TV with Netflix and YouTube, and a desk for working. You bring clothes and your laptop — that's the list.

How does pricing scale by length of stay?

Nightly rate for stays under 7 nights. Stays of 7+ nights automatically get a 10% weekly discount off the nightly rate. Stays of 30+ nights get the monthly rate — 20% off the nightly rate — designed for digital nomads, contractors on rotation and relocations.

Can I rent monthly for a digital-nomad-style stay?

Yes. We host digital nomads, remote workers between contracts, contractors on rotation and people relocating to Nepal. The monthly rate includes utilities (electricity, water, gas), 100 Mbps fibre, weekly housekeeping, and one linen change per week. You can extend month-by-month — message us a few days before the end of each month to lock the next one.

What's the difference between the studio and the 2-bedroom apartment?

The studio is open-plan — bed, kitchen, living area in one room — designed for one or two guests on a short stay. The 2-bedroom has a separate master bedroom, a second bedroom, a separate living room, two bathrooms, a full-size kitchen and a dining area. The 2-bedroom is the better pick for families, friend groups, or anyone planning a stay longer than two weeks where the extra space is worth it.

Is there a security deposit?

Yes — a refundable hold on your card (not a charge). The hold releases automatically at 8:00 PM on your check-out day if the apartment is left in good shape. We don't charge it for routine wear, only for damage, missing items, or excess cleaning.

How reliable is the internet for remote work?

Each apartment runs on a business-grade 100 Mbps fibre line. Speed-tested at 80–95 Mbps down / 40–60 Mbps up in normal conditions. Power outages affect the rest of the building but the apartment's inverter keeps Wi-Fi and basic lighting going for 4–5 hours, which covers the typical Kathmandu load-shedding window. Backup dongle available on request if the main line drops for longer than that.

Where do I do groceries and food delivery?

Big Mart (2-minute walk), Bhat-Bhateni (one of the larger supermarkets, 10 minutes by taxi), Kumari Mart and Good Mart for everyday essentials, plus the Putalisadak vegetable market right outside the gate for fresh produce. Foodmandu and Pathao Food deliver to the apartment in under 45 minutes — search "Tiny Living Apartments" in either app and the driver's pin lands at the front gate.

Are children and pets allowed?

Children are welcome — we provide a baby cot and feeding chair on request (24-hour notice), and there's a board-game cupboard in the living room. Pets are case-by-case — we approve in advance for well-behaved indoor pets only. Get in touch before booking with the pet details.

How does check-in work?

Self check-in via a smart-lock keypad on every door. You receive a secure link 24 hours before arrival (or immediately for same-day bookings) to generate your own 4-digit code. The code unlocks at 1:00 AM on your check-in day and stays valid through check-out. No keys, no reception desk — land any hour and walk straight in.

Can I move in long-term and use the apartment as a base?

Yes — many of our guests stay two to six months while they hunt for a permanent flat, work a remote contract from Nepal, or do a phased relocation. We can lock a fixed monthly rate for stays of 3+ months and remove the deposit requirement for returning long-term guests.

Move in without a shopping list

Studio or 2 bedroom, daily, weekly or monthly — pick the apartment that fits and walk in with just your suitcase.
