What you get when we manage your property
We have been operating apartments in central Kathmandu since 2023. The list below is what we apply to a partner property from day one.
Profit-share — aligned incentives
Most arrangements are a clean percentage split of net revenue, with the management fee tracking how well your property actually performs. Higher occupancy and higher nightly rate mean more for both sides.
Full operational handover
Pricing, calendar sync across Airbnb / Booking.com / Agoda / Trip.com, guest screening, smart-lock check-in, cleaning, linens, restocks, maintenance, monthly remittance. You receive the money — we run the apartment.
Overseas owners welcome
If you are abroad and your apartment is sitting idle or under-managed by a property manager who is non-responsive, we are built for this. WhatsApp / email / video updates whenever it suits your time zone.
Your property is looked after
Pre-arrival inspection, post-departure inspection, photo log of any wear or damage, refundable security deposits collected from every guest, scheduled deep-clean cycles. Documented, not improvised.
Transparent monthly reporting
Itemised monthly statement — nights booked, nightly rate, gross revenue, expenses, your share. PDF you can forward to your accountant. No black-box pricing.
Owner-stay calendar
Block out your own travel dates on the apartment calendar at no charge — visiting Kathmandu, parents in town, friend on a trek. The apartment stops accepting bookings for that window automatically.
Various deal structures
Standard profit share for fully managed apartments. Hybrid arrangements where you handle some of the maintenance. Master-lease structures for long-stay-only properties. We work out what fits the property and the owner.
One real person on WhatsApp
You message the same person every time. No ticket queue, no offshore call centre. Local, English-Nepali-Hindi, and the same person who manages our own apartments.
What we discuss before we sign anything
- The property itself. Where it is, how many bedrooms, furnishing standard, the smart-lock / Wi-Fi / inverter / kitchen state. We do an in-person walkthrough or a video tour if you are abroad.
- The current state. Are you already on Airbnb / Booking.com? Long-term rented? Sitting empty? Each case has a different starting point.
- What you want to keep control of. Some owners want to be fully hands-off; others want to approve nightly rates monthly or veto certain booking windows. Both work.
- The deal structure. Standard percentage profit-share, hybrid (you keep some maintenance), or master-lease. We propose what we think fits and you push back.
- Transition plan. How long to launch on platforms, what one-off setup investment is needed (smart lock, linens, kitchen kit if not already there), what is going on the apartment from day one.
- Owner-stay windows. When do you want to use the apartment yourself or block it for family / friends? Locked in up-front, plus you can always block dates later via the calendar.
- Exit terms. Plain-English exit clauses. No lock-ins. 30 days notice either way, no penalty.
The conversation usually takes one WhatsApp call (45 minutes) plus a follow-up after the property walkthrough. No high-pressure pitch, no "limited-time offer" theatre.
Common situations we hear about
You bought an apartment in Kathmandu and moved abroad. You rented it long-term to a tenant who isn't great about maintenance, and now you wonder if short-stay management would earn more and look after the place better. The short answer is usually yes, especially for 1–3 bedroom apartments in central neighbourhoods.
You have inherited a property. Newer family member, an apartment that sits empty most of the year, no day-to-day stomach to deal with it. We become the day-to-day; you receive a monthly remittance and a yearly summary for tax.
You manage your own Airbnb listing now and are tired of it. Lockbox-handover messages at 11pm, calendar conflicts across platforms, chasing cleaners. We take it all over and you receive monthly net revenue minus our percentage.
You own a long-term-let apartment and want to test short-stay economics. Plenty of long-stay apartments in central Kathmandu earn more on short-stay even after our management fee. We talk it through honestly; sometimes the answer is "stay long-stay" and we say so.
